Single Family Homes

The 228 single famly homes in The Landiings range in size from 2,000 to 6,000+ square feet. Styles include Mediterranean, Traditional and Contemporary with a scattering of New England style cottages.
Most homes have three to five bedrooms with patio/lanais area many with pools. Many homes have spacious backyards some with water veiws of the Intracoastal or lakes. The variety of home styles allows for first floor living or two story styles.
The homes occupy the marjority of the North section of The Landings with about eighty percent of the foliage offering a mature canopy of Florida native trees and shrubs with carefully tended grounds. An active seven member Board ensures that the aesthetics and maintenance are maintained for the enjoyment of all.
An optional Landings Racquet Club membership offers tennis,a pool and workout rooms, all recently updated appealing to young and older residents.
Treehouses

To live in a wooden tree house evokes childhood dreams. With balconies and decks overlooking tropical palms, moss covered oaks, mangroves, and sometimes water, The Landings treehouses are the ultimate refuge. High up, there is no one around but the birds and the wind in the branches. An occasional feature of myths and fairy tales, the idea of living in a tree must spring from some ancient longing.
The 76 gray, wood townhouses are multi-leveled and designed to be part of the natural environment. Some have a tree in the middle of a deck, or altered architecture to accommodate what was here first. Ten of the units on the boardwalk border mangroves and have spectacular views of Roberts Bay. They are built on Indian shell middens so the feeling of connection with the past is ever present. The landscaping of the treehouses consists of mostly native plants and gives the impression of dwellings nestled in a jungle.
The homes range in size from approximately 1900 to 2300 square feet. They have 3 bedrooms and 2 1/2 baths. There are decks off each bedroom and a large deck in the back, some screened in, some open. The original treehouse plan had open porches in front. Many owners have enclosed these spaces. Over the years some dramatic renovations have taken place and the interiors are quite individualized.
The treehouse feeling of solitude and connection with nature has been maintained even with close neighbors; the best of both worlds.
Portside Villas

The Portside Villas are a community of 18 single floor living homes surrounding a lovely lake with a fountain. There are nine buildings. Each has two single family homes which share a common wall. There is a variety of entrance options, some of which share a courtyard style entrance while others have entrances on opposite sides of the garages. Although the Villas are similiar outside, the interiors vary with each unit. Some have two bedrooms and others have three with square footage ranging from 1300 to 1800 sq ft. There are a variety of lanai configurations: some are enclosed for year round use while others are screened. All units have patios; many units have brick or paved patios, which are ideal for entertaining. These Villas have more accessible green space than any other condominium group in The Landings. All units have two-car garages with space for laundry.
Carriagehouses

The homes in Carriagehouse communities are understated jewels. They offer the feel of a home, with all the conveniences of condo living. Ranging in size from 1400 to almost 2000 square feet of living space, they include 2 bedrooms and a den or 3 bedrooms, two full baths, a wood burning fireplace, two large lanais and a courtyard patio. Constructed as duplexes, the units share a lovely paver driveway that leads up to a detached one car garage for each home.
The floor plans have either a cozy kitchen looking into the courtyard or an interior kitchen with an extra room for either an office or third bedroom. Many have enclosed the lanais, adding even more space. Although they were among the first to be built in The Landings, the floor plans are timeless and deceptively spacious. Take a stroll through the remodeled villas and see just what some imagination (and a little money) can do to transform an older dwelling into an amazing contemporary home.
Owners take pride in their units and many volunteer for the board or for groups such as the social and landscaping committees. The boards are active and invested in properly maintaining the grounds and the buildings. The lush landscaping provides lots of privacy. Broken into two separate Carriagehouse associations, each includes its own beautiful pool and clubhouse. Carriagehouse I is comprised of 23 buildings (46 units) surrounding a small lake with fountains, turtles, ducks and a wooden bridge across the center. Villa Living

The Enclave at Eagles Point – Situated at the entrance to prestigious Eagles Point Circle, and built in 1998, the Enclave consists of four villas. Two are one-story, 2,000 sq ft, three bedroom, two bath, two car garage villas and two are two-story townhouse type, 2,700 sq ft, three bedroom, loft, two and one half baths, and two car garage villas. They feature large eat-in kitchens and great rooms that measure more than 19 ft. by 30 ft, with 22 foot ceilings.
The view from the great room is through the covered, screened lanai to a beautiful lake with a fountain. Beyond that is what appears to be an Italian village, but which is actually the mid-rise condominiums of Eagles Point Circle. In addition to proximity to the Landings Racquet Club with its tennis courts, workout rooms and pool, the residents of Eagles Point Circle enjoy access to their own lovely private pool and gazebo at the edge of the lake.
Lakeview Villas at Eagles Point – Built in 1991, these homes consist of 4 large condomium units, with a lake view and only a 3 minute walk to the Landings Racquet Club. Two units are on the ground floor and two are above. All units have private first floor entries, 3 bedrooms, and spacious living spaces. View the lake, glorious sunsets, and tennis courts from the outside covered deck lanais with additional open patios. Each unit has inside access to their own two car garage. The Villas at Eagles Point – These dwellings, which were built in 1993, consist of sixteen villas located only a three minute walk to the tennis courts, exercise room,and swimming pool of the Landings Racquet Club. There are eight one-story, 2,000 sq ft, three bedroom, two bath, two car garage Villas and eight two-story, 2,400 sq ft, three bedroom, loft, two and one half bath, and two car garage Villas. They have large eat-in kitchen/breakfast rooms. The living/dining room is 18 ft by 33 ft with 12 foot ceilings. This great room looks onto the beautiful Phillippi Creek Preserve through a screened lanai. For the boat lovers there is an indoor boat storage condominium adjacent to the south end of the property that launches onto Phillippi Creek.
The open air Mediterranean style five-story buildings with elevators and garage parking on the first level comprise two, three and four bedroom units. The residences in the four separate buildings range in size from 1500 to 3000 square feet including some with loft space. Each building has approximately 20 units, with the center units most often being the largest unit. The second floor units have outdoor tiled patios with planters in addition to the screened lanais that all units have.
Views overlook the mangrove preserves toward the Intracoastal Waterway, the Sarasota Bay, Phillippi Creek and downtown. BAYVIEW is a five-story condominium building with elevators and ground floor garage parking. It has 24 spacious two- and three-bedroom units ranging from 1,768 to 1,966 square feet, two separate entrances (5400 & 5408 Eagles Point Circle), and three units on each residential floor at each building address. The views from Bayview are spectacular: to the South, Phillippi Creek, the private Eagles Point swimming pool, and a small inland lake; to the North/NW, Roberts Bay and the Intercoastal Waterway, the pool and grounds of Landings Racquet Club, a lovely inland lake, and a large area of mangrove preserves which house a wide array of birds and other wildlife. Bayview residents, both seasonal and full-time, have free access to the large pool, health club, and other amenities of the adjacent racquet club. Constructed in 1989-1990, most Bayview units have been updated and its common areas renovated in recent years. Nature & Wildlife

The Landings community is bordered by Roberts Bay and Phillippi Creek so fishing, boating and kayaking are just moments away and are a comfortable place for children to explore the world around them. The winding roads with large shade trees, neighborhood lakes, parks, nature trails, and access to Roberts Bay provide an idyllic setting for quiet observation, photography or reflection of the bounties that nature provides. Our natural neighbors include: red and grey fox, bobcat, raccoon, possum, otter, great horned and screech owl, Cooper’s and red shouldered hawks, eagle, osprey and the occasional manatee in the creek. Occasionally one will see a friendly neighbor carrying a turtle from the street back to the lake where it belongs. The Nature Trail is about a quarter mile walk to a gazebo on Roberts Bay where you can sit in the shade and watch the boats go by on Roberts Bay.
Environmental
The Landings winding roads, large shade trees, neighborhood lakes, walking trails and access to Roberts Bay and Phillippi Creek provide an idyllic setting for enjoying the natural environment. There are approximately seven miles of paved streets/walking paths throughout The Landings. These streets contain 62 islands which are populated with old trees and landscaping adding to the relaxed, serene environment. The nine lakes are a primary component of The Landings infrastructure. Many of the lakes are interconnected via canals to provide an equalizing effect for the water flow to the Bay. Fish and other wild life use the lakes and canals to travel from one lake to another. The lakes entice an abundance of waterfowl and wildlife which provides residents with a great deal of enjoyment and incredible subjects for our resident photographers. Clearly the lakes are a critical aspect of the beautiful Landings mosaic. The community prides itself on being good stewards of the environment by employing coastal Florida Best Practices in landscaping and maintenance. Examples include using non-potable water for all residential and common area irrigation, use of environmentally approved mulches, systematic removal of invasive species, and protection of the Bay with responsible practices.
HAZARDOUS WASTE REMOVAL – Three days per year the residents are encouraged to bring any hazardous waste material to a collection point within the Landings from which it is transported to the Sarasota County hazardous waste site. Call 941-927-6464 ext-110 to register to be included in the next haul date. The next three dates are at 8:00 am Wednesday November 13, 2013, Wednesday February 12, 2014 and Wednesday May 14, 2014. ENA- Eagles Nest Area
The Eagles Nest Area, is a 7.4 acre, 600 foot diameter circle which is located in the heart of The Landings, and backs up to 19 residential lots on Landings Blvd, Kestral Parkway South, Kestral Park Terrace and Landings Terrace. The property is owned and maintained by The Landings Management Association (LMA), the governing body of The Landings. During the time of the original Landings development this area was the home of an eagle family and this space was not developed so that the eagles would not be disturbed. Now the eagles and any remnants of their nest are long gone. Over the 30 years that the property has existed, the ENA had not been maintained. Exotics (a term used to describe trees and growth non-native to Florida) had infested the area. Many of the tall pines, a signature of The Landings, had died, some from disease and from a natural life cycle. In the past few years, the LMA undertook significant steps to improve the area. Exotics were removed, drainage improved, new trees planted and mowing commenced. Today, the ENA is an environmentally sound preserve, which is regularly maintained and is open to any resident who wants to enjoy it during the daylight hours.
The Racquet Club, Pool & Fitness Center
The mission of the Landings Racquet Club is to promote interest in tennis among its members by offering tennis tournaments, clinics and lessons and also to provide opportunities for socialization which includes card games, exercise classes and occasional holiday gatherings. Established in 1984, it is a private athletic and social club whose membership is comprised of Landings residents only. Use of the Club is restricted to members and guests of members. The facilities include 8 Har-Tru tennis courts, pro shop, fitness center, two meeting rooms, lending library, pool and spa.
